We Buy Land in Hickory

About Us

I grew up in New York City, lived Upstate New York for high school, college and the first 20 years of my career. In 2015 we took a turn south and moved to Orlando, then out to Tampa, living in Florida half the year and Upstate New York in the Summers & Fall, chasing warmer weather. Late-2021, we needed to give our homeschooled kids a permanent place to call home & chose to settle here in Hickory North Carolina.

We founded our company as a means to integrate our passion for land and the outdoors with our decades of experience in marketing, business development and real estate investing. We serve North Carolina, including some of the following cities: Long View, Mountain View, St. Stephens, Hildebran, Granite Falls, Bethlehem, Conover, Newton, Connelly Springs, Sawmills, Rutherford College, Claremont, Hudson, Valdese, Maiden.

Let’s chat by text, phone or email…whatever works best for you.

How do we sign the contract?

There are a few ways we can accomplish this. We can email you a PDF copy of the contract/purchase agreement. You can print, sign and scan or take a picture of it and email or text it back to us. Or, we can use our digital contract tool like Google eSignature or DocuSign, where we email you the contract, you digitally sign it. Our goal is to make the process as simple and comfortable for you as possible.

Do you using closing attorneys?

Yes, we do. Using a closing attorney ensures that the transaction is legally binding, transparent, and handled professionally. The attorney helps facilitate the title search, prepares the necessary documents, and ensures all legal requirements are met. This provides peace of mind for both parties, as it protects your interests and guarantees a smooth and secure process.

Why a land owner might sell?

Landowners decide to sell for many different reasons, and we completely understand that it’s often a personal decision. Some common reasons include:

  • They no longer use the land.
  • Financial needs or the opportunity to turn the land into cash.
  • The property may have become difficult to maintain.
  • Resolving inheritance or estate issues.
  • Planning for retirement or moving on to new opportunities.

Whatever your reason, we’re here to make the process simple, stress-free, and respectful of your unique situation.

Is there land you will not buy?

While we aim to purchase a wide variety of properties, there are certain situations where we may not be able to proceed. For example:

  • If the land has severe environmental issues, such as contamination.
  • If the title is unclear or ownership cannot be verified.
  • If zoning restrictions prevent future use or development.
  • If the land is located in areas where we do not currently operate.

However, we evaluate each property individually and are happy to discuss your land’s specific circumstances to see if we can work with you.

What do you do with purchased land?

Our plans for the land depend on its location, zoning, and potential use. Often, we improve the land for resale or development, which could include clearing, restoring, or preparing it for housing, farming, or recreational purposes. If the land has environmental or conservation value, we may work to preserve it. Whatever the case, we always aim to ensure the land is put to good and thoughtful use.

Why did I receive a price range offer?

The price range reflects a preliminary estimate based on factors like location, size, market conditions, and comparable sales in your area. Since we haven’t fully assessed your land yet, the range allows flexibility until we gather more detailed information. Once we’ve had the chance to review your land thoroughly (typically in 24-48 hours), we’ll provide a specific, fair offer that reflects its unique characteristics.

How long will it take to close?

The closing timeline typically depends on the speed and cooperation of the landowner as well as how quickly we can complete due diligence, such as verifying the title and reviewing the property. It also depends on the availability of the real estate attorney and title company. On average, we aim to close within 2-4 weeks. If there’s a need for faster processing or special circumstances, we’ll do our best to accommodate your needs and keep the process as smooth and efficient as possible.

Why shouldn’t I list with an agent?

Listing with an agent can be a good option if you have plenty of time to sell or if you would like to sell close to market value but it also comes with challenges, such as:

  • Paying commissions and fees, which can reduce your final profit.
  • Waiting weeks, months, sometimes even up to 6-12 months for the property to sell.
  • Dealing with showings, negotiations, and potential buyer fall-throughs.

When you work with us, there are no fees or commissions, and you get a hassle-free, cash offer. Plus, we handle everything, so you don’t have to worry about the time and effort involved in listing.

What are my next steps if interested?

If you’re ready to move forward, here’s what you can do:

  1. Contact us via text, phone or email OR filling out the form on this page to confirm your interest.
  2. Provide any additional information about your land (Parcel ID if you have it) that may help us refine our offer. This may include confirming the property location, chatting about any tax owed (if any), discussing if utilities are present (water, power, sewer), any other unique characteristics of the land as well as when you’re looking to close.
  3. We’ll schedule a time to discuss and assess the property.
  4. Once you’re happy with the offer, we’ll handle all the paperwork and guide you through closing, which can happen in 2-4 weeks in the majority of cases.

We’re here to answer your questions at every step and ensure the process is simple and stress-free for you.

How do we come up with our cash offers?

We always work to provide a market value cash offer based on what other similar properties are listed for in the area.

What factors affect land price?

Location: Proximity to desirable areas or major roads.

Zoning and Land Use: Land that can be developed or farmed is often more valuable. Ultimately, the county zoning regulations will determine was is allowed, which will ultimately affect is potential use and value.

Lot Size and Shape: Larger parcels often command higher prices. Odd-shaped lots or challenging terrain may be valued lower due to restrictions on potential development.

Topography and Soil Quality: Flat land with good soil will always be more valuable because it is easier to build on. Sloped, floodplain or wetland areas will definitely decrease value.

Accessibility: Whether the land has road access or utility connections like water, electricity, sewage, and road access has a big impact on the value of the land as these are required for proper development.

Market Demand: Current demand for land in your area, whether strong or weak will affect property prices.

Environmental Factors: Issues like flood zones or contamination can impact value. We evaluate these factors carefully to ensure our offer reflects your land’s true potential and market value.

Comparable Sales (Comps): Recent, similar land sale will provide a baseline from which to work from.
